Development Land

Whether you’re thinking of buying or selling land for development or want to purchase a site with planning permission, our team are dedicated to helping you get the most from your property.

We specialise in helping landowners unlock the full potential of their land. Whether you're considering selling, developing, or simply exploring options for your property, we provide expert guidance to ensure you make the right decisions.

Stags has extensive experience in providing development land services, for a range of sites, to landowners across the South West. Our team work solely for landowners, guiding them throughout the process from start to finish, utilising their wider knowledge and skill set to not only ensure the best outcome is achieved for that matter but a landowner’s wider objectives are also considered.

How can we help?

Our services include

  • Development Land appraisals, advice and strategy. Assessing the current market value of the land and development potential and helping landowners understand the best opportunities for their property.
  • Tendering sites to Developers and Promoters. Promoting your land to our wide network of promoters and developers to identify the best development partner.
  • Negotiating Heads of Terms for Promotion, Option and Hybrid Agreements. Acting as your advisor when negotiating sale prices, terms including any physical and strategic, and agreements to achieve the best possible deal.
  • Ongoing monitoring and management of agreements. Monitoring the progress of agreements, ensuring that any appointed promoter and/or developer performs their obligations fully.
  • Marketing and sale of development land. Marketing and assisting with the sale of development land, ensuring the process is smooth and transparent.
  • Advice and identification of wider factors including legal and tax considerations. Combining the respective experience of our team to help all of our clients identify and navigate key factors associated with any land transaction including tax and legal considerations.
  • Land assembly. Where multiple parcels of land are needed for a large-scale development, we help landowners collaborate to form a larger, more valuable development site.
  • Landowner collaboration agreements. Where multiple landowners exist, we provide advice in relation to a collaboration agreement to ensure that each landowners interest is clearly defined.
  • Supporting landowners with responses to Calls for Sites and with applications for planning permission and design. Preparing and responding to key planning policy phases, and collaborating with our planning and architectural design teams to support landowners obtain a planning consent for development.
